THE LOAN PROCESS

Apply - Get Pre-Approved

Upon receipt of your documentation your Loan Officer will review them and submit your data through an underwriting system. You'll then receive your pre-approval/be advised of any issues that may create a problem in qualifying for a mortgage.

Find Your Dream Home

  • BEGIN YOUR HOME SEARCH
  • MAKE AN OFFER

Provide your realtor with a copy of your preapproval so they can seek out affordable homes for you. Once you've found your dream home you'll make a formal offer to the sellers.

If your offer is accepted all parties will sign a purchase agreement, which will need to then be supplied to your Loan Officer. At this time you'll want to get a home inspection and begin looking into home owners insurance.

Underwriting

  • KEEP CREDIT/EMPLOYMENT THE SAME

The Underwriter is responsible for reviewing your entire loan package and issuing an approval. It is common the Underwriter may request additional documentation or clarification. The Underwriter will then issue a clear-to-close. A verification of employment and credit refresh will be done to ensure there has been no change.

Clear-to-Close

  • SIGN CLOSING DISCLOSURE
  • PREPARE FOR CLOSING
  • CLOSE

Shortly before closing you'll receive a Closing Disclosure, which will detail all final figures of your loan and need to be acknowledged at least 3 days prior to closing. Your Loan Officer will provide you with the date, time and location of closing. Upon executing the closing documents depending on your purchase agreement you should receive the keys to your new home!

Congratulations on your new home! The mortgage process is complete, but your Loan Officer will continue to always be available to you. They can assist with any questions you may have regarding your mortgage and will keep in touch to inform you of any mortgage products that may benefit you in the future.
